A dilapidations claim at the end of a commercial lease can be expensive, and most of it comes down to what was left behind. Jettison carry out the clearance and strip-out side of dilapidation works across Scotland — removing tenant fit-out, partitions, flooring, signage and redundant services so the space can be handed back in the condition your lease requires.

  • Works planned against your dilapidations schedule
  • Tenant fit-out, partitions, ceilings and flooring removed
  • Signage, branding and redundant services stripped out
  • Furniture, IT and stock cleared and recycled
  • Coordination with landlords, surveyors and fit-out contractors
  • Photographic record and disposal documentation on completion

Working from the schedule

Send us the schedule of dilapidations or the licence for alterations and we'll price the clearance and strip-out elements line by line. Where an item is arguable, we'll flag it rather than quietly doing work you may not have to pay for.

Tenant or landlord side

We work for both. Outgoing tenants use us to close out their liability before handover; landlords and agents use us to clear a unit that's been surrendered so it can be re-let or refurbished quickly.

Occupied and phased buildings

Where other tenants remain in the building we plan around them — protected routes, agreed lift access, out-of-hours working and clean-as-you-go so the rest of the building keeps running.

Evidence on completion

We provide photographs of the completed condition and the waste documentation for everything removed, which is exactly what a surveyor will want to see when the claim is settled.

Frequently asked questions

Do you carry out reinstatement as well as strip-out?
We handle the clearance, soft strip and removal elements. Where reinstatement such as making good finishes is required, we coordinate with the trades doing that work so the programme runs in the right order.
How early should we involve you?
As soon as you have the schedule, or ideally before your break date. Early pricing gives you time to negotiate scope with the landlord rather than reacting under deadline.
Can you work outside business hours?
Yes — evening and weekend working is standard on occupied buildings and city centre sites.
